Flat Rent in Jaipur (2026): Area-Wise Prices for 1, 2 and 3 BHK

What a 1, 2 or 3 BHK flat costs to rent in Jaipur right now, area by area, plus deposits, brokerage and the checks to make before you pay.

Living room of a rented flat in Jaipur, illustrating 1, 2 and 3 BHK flat rents by area in 2026

Short answer: in most of Jaipur, a semi-furnished 1 BHK rents for about ₹7,000–₹15,000 a month, a 2 BHK for ₹12,000–₹25,000 and a 3 BHK for ₹20,000–₹40,000 (approximate, as of October 2026). Jagatpura, Sitapura and Tonk Road are the cheapest. Malviya Nagar and the central colonies cost more, and C-Scheme and Civil Lines are in a premium bracket of their own. Most owners ask for one to two months' rent as a deposit.

These ranges come from current rental listings and recent market guides. Jaipur has fewer flats listed online than the big metros, so rents vary a lot between two similar flats. Use the ranges to judge whether an asking rent is fair, then confirm with the owner.

Rent by flat size

Flat size Most areas Budget areas Premium areas
1 BHK / studio ₹7,000–₹15,000 from about ₹5,000 ₹15,000–₹18,000 furnished
2 BHK ₹12,000–₹25,000 from about ₹10,000 ₹25,000–₹30,000+
3 BHK ₹20,000–₹40,000 from about ₹15,000 ₹50,000–₹1 lakh+

Rents are for semi-furnished flats unless marked. A fully furnished flat usually costs a few thousand rupees more a month. Much of Jaipur's rental stock is independent floors in plotted colonies rather than high-rise societies, so ask about parking, water supply and power backup when you visit.

Which area suits you

  • Students: Jagatpura and Sitapura are close to many engineering and management colleges and have the lowest rents. Students who want a room rather than a whole flat often find a PG cheaper; see our guide to PG rents in Jaipur.
  • Families: Mansarovar, Vaishali Nagar and Malviya Nagar have established colonies, schools and markets. Mansarovar is on the Jaipur Metro Pink Line.
  • Working near Tonk Road or Malviya Nagar: Malviya Nagar, Durgapura and Pratap Nagar keep the commute short.
  • Central and premium: C-Scheme, Civil Lines and Bani Park are close to the old city and government offices, at higher rents.

Costs on top of rent

  • Deposit: one to two months' rent is normal. Get it written into the agreement, with when it is returned.
  • Maintenance: often included in independent floors; societies may charge it separately, so ask.
  • Electricity and water: usually paid by the tenant by meter reading. Check the meter before you move in.
  • Brokerage: if you rent through a broker, don't pay more than one month's rent. DreamAcco charges zero brokerage.

Before you pay anything

  • Visit the flat and meet the owner. Ask to see proof of ownership, such as an electricity bill or the sale deed.
  • Check what the rent covers and how electricity, water and maintenance are billed.
  • Read the rent agreement, check the lock-in and notice period, and keep a signed copy.
  • Pay the deposit by bank transfer and get a receipt. Never send a token amount before seeing the flat.
  • Ask the owner whether tenant police verification has been done.
