Flat Rent in Gurgaon (2026): Area-Wise Prices for 1, 2 and 3 BHK

What a 1, 2 or 3 BHK flat costs to rent in Gurgaon right now, area by area, plus deposits, maintenance and the checks to make before you pay.

Short answer: in most of Gurgaon, a semi-furnished 1 BHK rents for about ₹12,000–₹25,000 a month, a 2 BHK for ₹20,000–₹45,000 and a 3 BHK for ₹30,000–₹70,000 (approximate, as of October 2026). Old Gurgaon, New Gurgaon and Dwarka Expressway are the cheapest. Golf Course Road and DLF Phase 5 cost two to three times as much. Expect a deposit of one to three months' rent on top.

These are ranges from current rental listings and market reports, not fixed prices. The same 2 BHK can differ by ₹15,000 between a gated society and a builder floor a street away, so use them to judge whether an asking rent is fair.

Rent by flat size

Flat size Most areas Cheapest areas Premium areas
1 BHK / studio ₹12,000–₹25,000 from about ₹10,000 ₹35,000–₹60,000
2 BHK ₹20,000–₹45,000 from about ₹15,000 ₹45,000–₹1 lakh+
3 BHK ₹30,000–₹70,000 from about ₹25,000 ₹65,000–₹2 lakh+

Rents are for semi-furnished flats: wardrobes, a modular kitchen, geysers and usually ACs. A fully furnished flat typically costs 15 to 25 percent more. An unfurnished flat is cheaper, but setting it up can cost ₹1–3 lakh.

Society flat or builder floor?

Flats in gated societies usually cost more, and come with power backup, lifts, parking and often a clubhouse; maintenance may be charged on top. Builder floors (independent floors in plotted colonies, common in the DLF phases, Sushant Lok and Old Gurgaon) can be up to ₹15,000 a month cheaper for the same size, but check power backup, parking and water supply yourself.

Ranges are approximate, as of October 2026, for semi-furnished flats. The New Gurgaon and Dwarka Expressway ranges are wide because both areas mix affordable-housing towers with newer premium societies.

Which area suits you

  • Tight budget: Old Gurgaon and Palam Vihar have the lowest rents, mostly in older colonies and builder floors. New Gurgaon and Dwarka Expressway offer newer societies at similar prices, with a longer commute.
  • Working near Golf Course Road or Sohna Road offices: Sohna Road and the sectors around Sushant Lok balance rent and commute. The Rapid Metro runs along Golf Course Road.
  • Want a premium society: Golf Course Extension Road gives newer towers for less than Golf Course Road itself.
  • Travel to Delhi or the airport often: Dwarka Expressway is worth a look.

Costs on top of rent

  • Deposit: usually one to two months' rent; some owners ask for three. Above three months is unusual, so negotiate.
  • Maintenance: often included in rent. Where it isn't, it can be ₹2,000–₹8,000 a month in larger societies.
  • Move-in charges: some societies charge ₹1,000–₹5,000 for shifting or using the service lift.
  • Annual increase: 5 to 10 percent is common, but only if the agreement says so.
  • Brokerage: if you rent through a broker, expect 15 days' to one month's rent. DreamAcco charges zero brokerage.

Rents in Gurgaon eased slightly in early 2026 as many new flats came onto the market, so there is often room to negotiate, especially on longer agreements.

Before you pay anything

  • Visit the flat and meet the owner. Ask to see proof of ownership, such as an electricity bill or the sale deed.
  • Check what the rent covers: maintenance, parking, power backup and water.
  • Read the rent agreement, check the lock-in and notice period, and keep a signed copy.
  • Pay the deposit by bank transfer and get a receipt. Never send a token amount before seeing the flat.
  • Ask the owner whether tenant police verification has been done.
